What is a Commercial EPC?
An Energy Performance Certificate is a document which details the energy use of a building. It also outlines carbon dioxide emissions, fuel costs and recommends ways to enhance its current energy rating.
It is produced by a qualified Non-Domestic Energy Assessor (NDEA) for non domestic properties.
Energy Performance Certificates (EPCs) were introduced by the Government in order to comply with the Energy Performance of Buildings Directive (EPBD). The majority of properties in the UK will require an EPC when constructed, sold or rented out.
Properties which come under any of the following categories are exempt and do not require a Commercial EPC.
From July 2008, in accordance with the EPBD (EU Energy Performance of Buildings Directive), all commercial properties, over 2500 square metres in size require a Commercial EPC upon construction, or prior to sale or lease of the property.
On 1st October 2008, this was extended to cover any property over 50 square metres.
