What is a Commercial EPC?

A Commercial EPC is a detailed document which provides an asset rating of a building based on the performance of the building and it's services (E.g. heating, lighting, air conditioning etc).

The EPC shows an asset rating on a scale of A-G, with "A" being the most energy efficient and "G" the least.

A Commercial EPC is required for all commercial buildings whenever built, sold, rented and assigned.

Why were they introduced?

Buildings are currently responsible for around 40% of the UK's energy consumption and carbon emissions.

Backed by European Law, under the EPBD (Energy Performance Buildings Directive), the EPC legislation intends to highlight energy wastage and in doing so help reduce energy consumption & carbon emissions.

EPC Legislation

From July 2008, in accordance with the EPBD (EU Energy Performance of Buildings Directive), all commercial properties, over 2500 square metres in size require a Commercial EPC upon construction, or prior to sale or lease of the property.

On 1st October 2008, this was extended to cover any property over 50 square metres.
